Remedial Works – Retirement Village, Hutton

Remedial works have been successfully completed to an assisted living block in Hutton for Santhem Residences Ltd, in collaboration with Harris Irwin Architects.

Delivered within a fully occupied retirement village, the project focused on improving the building’s performance, safety, and appearance while maintaining a sensitive approach for residents.

The scheme included extensive external works to roofs, parapet walls, balconies, and terraces, alongside upgrades to flat and pitched roofing systems, masonry façades, and steel balconies. High-performance solutions such as Sika single ply, VM Zinc standing seam, and Soprema liquid systems were incorporated, together with bespoke rainwater goods, a Man Safe system, and phased air terminal replacements while maintaining the existing lightning protection system.

Further improvements included masonry cleaning, architectural stone replacement, brick repairs, and repointing across all elevations, as well as structural alterations, replacement balcony decking, soffit upgrades, and GRP mouldings. Internally, around 50 occupied apartments were revisited, with careful attention given to aesthetic detailing.

Despite challenges including restricted access, no on-site parking, limited storage, and the need to work within a live environment adjacent to a care home, the project was delivered with minimal disruption. Strong relationships were established with residents throughout, supporting smooth delivery.

Following scaffold removal, full ground reinstatement and landscaping works were completed, leaving a significantly enhanced living environment for residents.
